Design Build Philosophy
 

Benefits to the Owner:

• Flexibility - the owner can begin a project traditionally while maintaining the option to convert to Architect Led Design Build at the end of the design development phase.

• Cost - the owner still receives the benefit of the competitive bid process in combination with negotiated proposals. Accurate project costs are determined upon completion of the design development phase.

• Single point of responsibility - the architect is the master builder.

Benefits to the Architect:

• Marketing advantage of ability to guarantee price and schedule.

• Control over construction and avoidance of unwise design changes.

• Increased satisfaction of seeing the design through from concept to project completion.

Benefits to the Sub Contractors:

• Reduced likelihood of claims/litigation.

• Portions of the project may be negotiated and not bid.
